October 27th

Greetings, Friend!

In Yeongdeungpo, Seoul, picture about 204,100 square feet of vacant land. No towers stand there yet. No residents live there. Only plans.

That's where Roze AI Inc. (Nasdaq: RZAI) wants to be. In the room before construction starts.

This month, its Korean subsidiary signed a memorandum of agreement with Mullae District 3 Complex Development Co. The deal sets a preliminary target of approx. $111.8Mn in potential contract work for AI fire safety systems and related technologies.

Let's be precise. The MOA is non-binding. A definitive deal still needs feasibility reviews, approvals, and a separate contract. It runs through March 31st, 2027.

So why does it matter? Scale. Roze AI reported approx. $2.3Mn of fiscal 2025 revenue in its F-1 registration statement. The MOA target alone is more than 48 times that figure.

And it isn't a one-off.

Developers Hajo and IJ signed three site contracts announced Oct. 6th. Seven days later, they returned for three more worth approx. $14.8Mn including VAT. Construction at those sites is expected to start in the first half of 2027.

The newest piece arrived Monday. The company won a USPTO Notice of Allowance for evacuation routing technology. If issued, it becomes the subsidiary's seventh U.S. patent.

Inside The Boardroom Messaging

No earnings call yet. So we read the releases closely. RZAI CEO Young Jin Cho framed the Mullae MOA as a framework. It lets the parties work through technical scope, design needs, and commercial terms before any definitive deal.

His bigger point came with the first contract package.

He said the goal is to move disaster management from cleaning up after a fire toward “earlier risk identification and preventive action.”

That's the thesis in six words. Every recent headline fits it.

Monday's patent release added a second layer. Cho said expanding the patent portfolio, mainly in the U.S. and South Korea, remains a top priority. He tied the new allowance to real-time decisions during an evacuation.

In plain English: the company wants to guide people out, not just warn them.

About Roze AI Inc.

Roze AI is incorporated in British Columbia. The real engine is Roze AI Korea Co., Ltd., a wholly owned subsidiary in Seongnam. It builds the Disaster AI Platform (DAP) and Fire 4Cast. Wireless sensors feed building data into DAP. AI and digital twin models turn it into a Fire Risk Index.

Think of the model in three layers:

First, hardware: sensors and fire protection equipment.

Second, software: the DAP analytics and digital twin engine.

Third, services: installation and ongoing system support.

Recent contracts bundle all three.

The client list carries weight. The company's F-1 cites installations at military bases, an international airport, power plants, steel mills, hospitals, and universities.

The capital setup is simple. Shares listed through a direct listing, with no proceeds to the company. Separately, Roze AI agreed to a $10Mn Class C Preferred placement at $8.00 per share.

The Shift: From Building Sensors To AI Data Centers

Here's the pivot worth watching.

Roze AI Korea holds a Daegu AI Data Center contract with INUVERSE valued at approx. $172.2Mn including VAT. The company is upfront: operations haven't begun, and financing isn't secured.

Still, AI data centers pack dense power and heat into one site. Early fire risk insight is a natural fit.

Pair that with the wider fire protection market, and the backdrop gets bigger.

Asia Pacific is part of that story.

The same MarketsandMarkets outlook expects a significant growth rate in the region. It points to urbanization and infrastructure work in China, India, Japan, and South Korea, plus stricter fire codes and smart building adoption.

Roze AI's home market sits right in that lane.

7 Potential Catalysts Behind Our Focus On (Nasdaq: RZAI)

#1. Planning-Stage Access Could Reshape How Deals Get Sized. Getting into design early, as the Mullae MOA aims to, could potentially let (RZAI) package systems, services and installation into larger contracts.

#2. Two Developers, Six Sites, Two Weeks. Back-to-back contracts with Hajo and IJ potentially show (RZAI) turning early customers into repeat ones.

#3. Hard-Won Credentials At Military Bases And Power Plants. The F-1 lists Korean Army, Navy, and Air Force bases and thermal power plants among sites where (RZAI)'s DAP has been installed.

#4. Evacuation Patent Pushes The Platform Past Detection. The allowed application potentially gives (RZAI) U.S. coverage for real-time route guidance, adding to six issued U.S. patents.

#5. AI Data Center Construction Opens A Fresh Demand Channel. The Daegu contract ties (RZAI) to AI data center construction, though the company notes financing isn't yet secured.

#6. A Growing Fire Protection Market Supplies A Long Runway. MarketsandMarkets projects fire protection systems reaching $118.14Bn by 2030, citing IoT-enabled detection, and AI-assisted fire analysis as drivers, both core to (RZAI).

#7. Digital Twin Demand Is Expanding At A Rapid Clip. MarketsandMarkets projects the global digital twin market rising from $21.14Bn in 2025 to $149.81Bn by 2030, a theme central to (RZAI)'s DAP platform.

The Final Pulse

Roze AI Inc. (Nasdaq: RZAI) isn't a finished story. Revenue is small, and the biggest projects still hinge on financing and final contracts. That's the honest read.

But look at the pattern.

Repeat customers. A planning agreement many times its annual revenue. A patent that pushes beyond alarms. Fire safety is shifting from reaction to prediction, and RZAI is building for that shift.

Keep this name on your radar, read the filings, and watch for the next potential definitive agreement.
