Realty Income (ticker O) sent word yesterday afternoon that its next monthly dividend will be 27.1 cents a share, payable September 15 to holders of record August 31. Same amount as July, same amount as June, same amount as May. Sameness is the news, and for the kind of holder that owns O, sameness is what they signed up for. The trust listed publicly in 1994 and has paid a dividend every month since without missing one. It has raised the monthly payment more than 130 times over those three decades. The step-up cycle isn't this month — the annual raise is closer to spring. |
What makes a REIT worth owning in this account is not the raise cadence, though. It is the legal discipline of paying out roughly 90% of taxable income, which is the price REITs pay in exchange for their tax structure. That is why REITs live inside IRAs more often than taxable brokerage accounts — the distributions are taxed as ordinary income, and an IRA neutralizes the drag. Realty Income's tenants are mostly free-standing retail, warehouses and grocery-anchored strip centers on long triple-net leases, where the tenant covers taxes, insurance and maintenance. Rents are contractually stepped up over time, and average lease terms typically run beyond a decade — which is what lets the trust promise the same $0.271 four months in a row and mean it. The distributions land on the fifteenth of the month. |
The other useful frame is against the 10-year Treasury. At 4.75% into Tuesday's close, a Treasury pays a fixed coupon backed by the federal government. Realty Income's forward rate of $3.252 a share against Tuesday's $62.21 close works out near a 5.2% yield. That gap is not free — a stock's price can and does move, and O's 52-week range from $55.86 to $67.935 shows the room the price uses. But for a portfolio that already holds Treasuries and index positions, the extra yield is what a REIT structure is paying you to accept some price volatility around a monthly cash stream that has, in fact, showed up more than 380 times in a row without a skip. Whether that trade fits the account is the reader's call, not this newsletter's. |
