U-Haul migration patterns tell the story. (Source: PWC — Emerging Trends in Real Estate.) If costs to bring a U-Haul into an area greatly exceed the costs to take a U-Haul out of an area, it’s considered an “in-migration market.” When the opposite is true, it’s considered an “out-migration market.” These cost imbalances arise from supply and demand. After an influx of people move to an area and drop off their belongings, there becomes an oversupply of U-Haul trucks in that location. Take the move from my hometown of Baltimore, Maryland, to Tampa, Florida, for example. It’s over five times more expensive to take a 26-foot truck from Baltimore to Tampa than it is to go the opposite way. Knowing this information doesn’t just give you an edge in real estate investing. It can give you an edge when investing in stocks. The huge demand for homes in residential areas will lead to higher sales for companies in the $420 billion home services market. Homebuyers want to make renovations and improvements after moving in. In fact, a survey from Trulia showed that 90% of homeowners have renovation plans.
